Privacy policy

Last updated: September 9, 2026

What information we collect through the site and the client portal, why, who we share it with, how long we keep it and how to exercise your rights.

01Who is responsible for your information

Investir pour gagner (IPG) is responsible for the personal information collected through the website investirpourgagner.ca, the client portal and in the course of its services. In accordance with Quebec's Act respecting the protection of personal information in the private sector (as amended by Law 25), the persons in charge of the protection of personal information are, in equal measure, the four partner brokers of IPG:

Xavier Bélanger, residential real estate broker · Tristan Lemire, residential real estate broker · Antoine Ménard, residential and commercial real estate broker · Raphaël Hébert-Bilodeau, residential and commercial real estate broker
Persons in charge of the protection of personal information · Investir pour gagner · info@investirpourgagner.ca

Each IPG broker also remains personally bound by the confidentiality obligations of the Real Estate Brokerage Act and the OACIQ code of ethics.

02What information we collect

Through the client portal

  • Account: first name, last name, email, mobile phone, language, responsible broker, account status.
  • Investment file: your purchase criteria (areas, number of units, budget, down payment, financing, objective, horizon), entered by your broker or copied from our client relationship tool.
  • Exchanges: your reactions to listings (interest, decline, questions), requests to change criteria and requests for a confidentiality agreement.
  • Security and log: password (stored only in hashed form), one-time codes, login date and time, IP address, device and browser type, listings viewed and documents opened.

Through cookies and similar technologies

See section 8. We use no advertising cookies and no cross-site tracking.

What we do not collect

The site and the portal never ask for a social insurance number, banking data or detailed financial information. When needed for a transaction, that information is collected by your broker as part of the brokerage file, outside the portal.

03Where this information comes from

Directly from you (forms, portal, exchanges with your broker) or from your broker, when they create your portal access or record the criteria agreed with you. No information is purchased from third parties or drawn from mailing lists.

04Why we use it

  • To answer your request, call you back and schedule an appointment;
  • To prepare an analysis and send you, in the portal, opportunities matching your criteria;
  • To run your account: identify you, send your login codes, keep access secure and traceable;
  • To let your broker follow your file (which listings you viewed, your answers, your questions);
  • To meet our legal and professional obligations (keeping brokerage records, preventing fraud, answering authorities where the law requires it);
  • With your consent only: to measure the audience of the site and portal.

We do not use your information for third-party advertising, and we neither sell nor rent it.

05Consent

You consent to the collection and use of your information when you fill in a form, accept the portal invitation or communicate with your broker, for the purposes described above. Audience measurement is subject to separate consent (section 8).

You may withdraw your consent at any time by writing to info@investirpourgagner.ca. Withdrawal is not retroactive and may prevent us from offering certain services (for example, portal access). Some information must be kept despite withdrawal where the law or brokerage regulations require it.

The site and portal are not intended for persons under 14; we do not knowingly collect information about them.

06Who we share it with

Your information is accessible to the IPG brokers who need it to handle your file. It may also be processed on our behalf, under contract, by the following technical providers, each limited to its function:

Some of these providers are located outside Quebec. Before entrusting them with information, we assess the privacy factors involved (sensitivity, purposes, protections offered) and ensure by contract that the information receives adequate protection and is used only for the intended purposes.

When your file progresses, an introduction to a partner (financing, notary, inspection, management) is made only with your agreement, and only the necessary information is shared. Your information may also be disclosed without your consent where the law requires or permits it (court order, request from a competent authority, fraud prevention).

07How long we keep it

  • Form requests with no follow-up: at most 24 months after the last exchange.
  • Portal account and investment file: for the duration of the business relationship, then at most 24 months after the account is closed, so the file can be resumed if you return.
  • Login and access log: 12 months.
  • Brokerage records (offers, contracts, confidentiality agreements, transaction documents): the period required by real estate brokerage regulations, i.e. at least six years after the file is closed.

At the end of these periods, information is securely destroyed or anonymized. We may keep it longer where a legal obligation, dispute or investigation requires it.

08Cookies and audience measurement

No measurement cookie is set until you accept. If your browser sends the Do Not Track signal, audience measurement is not offered. You can change your mind at any time: . The site also uses your browser's local storage to remember some display preferences, without transmitting anything to third parties.

09How we protect it

  • Encryption of all communications (HTTPS, HSTS);
  • Passwords stored only in hashed form (bcrypt), one-time and time-limited login codes, attempt limits;
  • Documents stored outside the public area of the server, accessible only after authentication and according to each account's rights;
  • Team access limited on a need-to-know basis, action logging, immediate revocation on departure;
  • Security headers, protection against injection and request forgery, security updates;
  • Regular backups by the host.

No measure is infallible. In the event of a confidentiality incident presenting a risk of serious injury, we will notify the Commission d'accès à l'information and the persons concerned, as the law requires, and record the incident in our register.

10Automated decisions

No decision about you is made solely by automated processing. The artificial intelligence extraction tool reads property documents to pre-fill listings; a broker reviews each listing before publication, and it is your broker, not an algorithm, who chooses the opportunities presented to you.

11Your rights

By writing to info@investirpourgagner.ca, you may:

  • request access to the information we hold about you and obtain a copy;
  • request its rectification if it is inaccurate, incomplete or ambiguous;
  • request its deletion or withdraw your consent, subject to retention required by law;
  • request that the information you provided be given to you in a structured, commonly used technological format (portability);
  • request that dissemination of information cease or that it be de-indexed, in the cases provided by law;
  • obtain explanations about the processing of your information and the identity of third parties to whom it has been disclosed.

We answer in writing within 30 days of receiving a request, after verifying your identity. If you are not satisfied, you may file a complaint with the Commission d'accès à l'information du Québec.

12Changes

This policy may be amended to reflect changes in our services or in the law; the dated online version prevails. A significant change is announced to you by email or at your next portal login. Previous version: policy published in August 2026, replaced by this one. This English version is provided for convenience; in case of discrepancy, the French version prevails.
