IPG Spreadsheet · Free · Real estate brokers, eXp agence immobilière

The spreadsheet we use to know if a property is worth your money.

Enter the numbers from a listing. The spreadsheet normalizes the expenses, runs three scenarios and every ratio, calculates the ceiling price and gives a verdict. The same tool our brokers use, in your hands.

  • ✓Nine tabs, one rule. You fill in the blue cells, everything else is calculated.
  • ✓A ceiling price, not a gut feeling. The price above which the property no longer pays for itself, calculated from realistic net income.
  • ✓A written verdict. Green, yellow or red light, with the reasons. If it's red, you just saved yourself a visit.
  • ✓A completed example. A full 6-unit building, to see what a good deal looks like.

What's inside

Nine tabs, from asking price to verdict.

1 and 2

Property and income

Address, units, asking price, unit-by-unit rents, ancillary income, vacancy rate.

3

Normalized expenses

Taxes, insurance, heating, maintenance, management, vacancy: what the listing leaves out, the spreadsheet puts back.

4

Financing

Down payment, rate, amortization, mortgage payment calculated under the Canadian rule.

5

Three scenarios

Optimistic, realistic, pessimistic: the same property under three sets of assumptions, to see what holds up.

6

Verdict

Ratios (GRM, NIM, cap rate), return on down payment, ceiling price, green, yellow or red light, and why.

7 and 8

Benchmarks and assumptions

The benchmarks we use and the calculation assumptions, written out in black and white, editable.

The spreadsheet is a decision-support tool based on the numbers you enter and simplified assumptions. It does not replace reading a property's documents or the advice of a professional. No return is guaranteed.

Frequently asked questions

What people ask us about the spreadsheet.

What exactly is the IPG Spreadsheet?

A nine-tab Excel (or Google Sheets) file. You enter the income, the expenses, the price and your financing; it runs the same calculations we do for our clients: normalized expenses, three scenarios, every ratio (GRM, NIM, cap rate), ceiling price, and a clear verdict (green, yellow or red light) with the reasons.

Why is it free?

Because it's how we work and we have nothing to hide. A buyer who knows how to read a property buys better, and often with us. We're real estate brokers: we're paid through brokerage when you buy, not by a tool.

Does it replace an analysis by a broker?

No. The spreadsheet quickly weeds out bad properties from the listing's numbers. For the good ones, the real documents still need reading: leases, the last two years of expenses, taxes, insurance, TAL history. That's what we do next, free of charge, if you have a property in mind.

Do I need to know Excel?

No. You only fill in the blue cells; everything else is calculated and protected. Tab 0 explains every field, with a completed 6-unit example.

What do you do with my email?

We send you the spreadsheet, then three short emails over the following nine days to help you use it. You unsubscribe in one click, and we never sell or share your contact details.
